Vyhodnocení investice do nemovitosti určené k bydlení

Abstract

Tématem této bakalářské práce je posuzování investování do bytové jednotky, a to za účelem pronájmu. Je zde posuzován konkrétní případ, kdy má fyzická osoba spoluvlastní bytovou jednotku a má možnost se o zisk z nájemného dělit spolu s druhým spoluvlastníkem, anebo může svůj podíl odprodat, a následně si pořídit menší bytovou jednotku, kterou bude pronajímat samostatně. Bakalářská práce je rozdělena na dvě části – teoretickou a praktickou. Teoretická část slouží jako úvod do dané problematiky. Jsou zde vysvětleny základní pojmy, související s nabytím, financováním a vlastněním investiční bytové jednotky, a rovněž je zde nastíněna současná situace, panující na Pražském nájemním trhu. V praktická část pak obsahuje samotné určení nejvýhodnější varianty, jak může fyzická osoba v konkrétním případě naložit se svým podílem na bytové jednotce.

The topic of this bachelor's thesis is the assessment of investing in a housing unit, for the purpose of renting. A specific case is considered here, when a natural person has a co-owned apartment unit and has the possibility to share the profit from the rent together with the other co-owner, or he can sell his share and subsequently purchase a smaller apartment unit, which he will rent out separately. The bachelor thesis is divided into two parts – theoretical and practical. The theoretical part serves as an introduction to the given issue. Basic terms related to the acquisition, financing and ownership of an investment housing unit are explained here, and the current situation on the Prague rental market is also outlined here. The practical part then contains the very determination of the most advantageous variant of how a natural person can dispose of his share in a housing unit in a specific case.
