Potenciál zhodnocení nemovité věci modernizací

Abstract

Diplomová práce se zabývá posouzením potenciálu zhodnocení nemovité věci modernizací. Zhodnocení bylo posouzeno aplikací oceňovacích metod a následným stanovením tržních hodnot po provedení definovaných variant stavebních úprav. V teoretické části práce byly nejdříve vysvětleny základní termíny a postupy týkající se oceňování nemovitých věcí. V rámci praktické části diplomové práce byla popsána oceňovaná nemovitost, včetně využití objektu. Jelikož se jednalo o vypracování podkladů, které byly následně předloženy investorovi pro učinění rozhodnutí o možném provedení stavebních úprav, kromě dvou návrhů variant modernizace souvisejících s provozem společnosti, byly stanoveny náklady na varianty včetně možných úspor. Jako základ pro provedení ocenění, a dílčí cíl diplomové práce, byla provedena analýza trhu v dané lokalitě. V závěru diplomové práce byly porovnány výsledky oceňovacích metod, náklady na obě varianty modernizace s následným vyhodnocením té nejvhodnější.

The diploma thesis deals with the assessment of the potential to increase the value of real estate by modernization. The evaluation was assessed by the application of property valuation methods and the subsequent determination of market value after the implementation of defined variants of building modernization. In the theoretical part of the thesis, the basic terms and methods related to the property valuation were explained. The practical part of the diploma thesis describes the valued property, including the description of the use of the building. Since it was the elaboration of documents that were subsequently submitted to the owner for deciding about the possible implementation of building modifications, in addition to two proposals for modernization options related to the operation of the company, the costs of the variants were determined, including possible savings. As a basis for the valuation, and a partial goal of the diploma thesis, an analysis of the real estate market in the given locality was carried out. At the end of the diploma thesis, the results of valuation methods and the costs of both variants of modernization were compared with the subsequent evaluation of the most suitable one.
