Studie proveditelnosti investice do bytového domu

Abstract

Bakalářská práce se zabývá vyhodnocením investice do výstavby bytového domu v Praze 6. Práce je rozdělena na teoretickou a praktickou část. Teoretická část popisuje jednotlivé fáze výstavbového projektu, strukturu studie proveditelnosti a předpisy omezující využití stavebního pozemku. V praktické části je navrženo přípustné využití zvoleného pozemku k výstavbě bytového domu určenému k prodeji bytových jednotek a přidružených prostor. Pro posouzení efektivnosti investičního záměru je sestavena studie proveditelnosti, která zahrnuje popis projektu a jeho etap, popis lokality realizace záměru, stanovení kritérii přijatelnosti, provedení analýzy trhu, stanovení nákladů na zajištění investičního majetku a vytvoření finančního plánu projektu. Výstupem je sestavení citlivostní analýzy a vyhodnocení efektivity projektu se závěrečným doporučením o realizovatelnosti investičního záměru.

The bachelor’s thesis deals with the evaluation of an investment in the construction of an apartment building in Prague 6. The thesis is divided into the theoretical and practical part. The theoretical part describes the individual phases of the construction project, the structure of the feasibility study and regulations restricting the use of building land. The practical part proposes the permissible use of the selected building land for the construction of an apartment building intended for the sale of housing units and associated premises. To assess the effectiveness of the investment plan, a feasibility study is complied. The feasibility study includes a brief description of the construction project and its stages, a description of the location of the building land, determination of the acceptance criteria, market analysis, assessment of project costs and revenues and creating a financial plan. The output is the compilation of a sensitivity analysis and evaluation of the effectiveness of the project with a final recommendation on the feasibility of the investment plan.
