Vliv kvality prostředí obce na ceny pozemků pro podnikání na Kutnohorsku a Kolínsku

Abstract

Cílem diplomové práce je porovnání a posouzení vlivu prostředí na Kutnohorsku a Kolínsku na ceny pozemků pro podnikání. Teoretická část vychází z odborné literatury a vymezuje vybrané pojmy na trhu nemovitostí a členění pozemků, faktory tvořící hodnotu pozemků a trh s nemovitostmi. Praktická část se zabývá představením Kutnohorska a Kolínska a jednotlivých vybraných pozemků určených k podnikání. Výsledkem práce je posouzení a porovnání vlivu kvality prostředí ve vybraných oblastech a zjištění závislosti mezi vybranými faktory kvality prostředí obce a cenou pozemků pro podnikání na Kutnohorsku a Kolínsku.

The objective of this thesis is to compare and assess the environmental influence on prices of land purposed for business in the regions of Kutná Hora and Kolín. The theoretical part derives from scientific literature and defines chosen concepts from the land market and the land division and the facotrs creating the value of the land themselves. The practical part focuses on the introduction of the selected regions – Kolín and Kutná Hora and each of the chosen land purposed for business. The outcome of this thesis is an assessment and comparison of the influence of environmental quality in the chosen regions. It further analysis the dependence of each factor on the municipalities environmental quality and the prices of the lands for business in the regions.
