Vyhodnocení efektivnosti developerského projektu

Abstract

Bakalářská práce se zabývá vyhodnocením efektivnosti developerského projektu v Praze 9. Práce je rozdělena na teoretickou a praktickou část. V teoretické části jsou představeny pojmy investice a developer. Teoretická část nadále popisuje jednotlivé fáze výstavbového projektu a jeho náklady a výnosy. Dále představuje nejčastěji používané metody vyhodnocení efektivnosti investic. Posledním bodem jsou rizika investičního projektu a to především analýza citlivosti. V praktické části jsou pak využity poznatky z teoretické části na konkrétní projekt bytového domu určenému k prodeji bytových jednotek a přidružených prostor. Tato část obsahuje představení investičního záměru včetně stanovení kritérií přijatelnosti, popis lokality projektu, analýzu širšího okolí a konkurence, stanovení investičních nákladů a výnosů projektu a vytvoření finančního plánu. Výstupem je sestavení analýzy citlivosti a vyhodnocení efektivnosti projektu se závěrečným doporučením o realizovatelnosti investičního záměru.

The bachelor’s thesis deals with the evaluation of investment development project in Prague 9. The thesis is divided into theoretical and practical part. The theoretical part presents the concept of investment and developer. The theoretical part continues to describe the individual phases of the construction project and its costs and revenues. It continues to represent the most commonly used methods of evaluating the effectiveness of investments. The last point is the risks of the investment project, and above all the sensitivity analysis. In the practical part findings from the theoretical part to a particular project of an apartment building intended for the sale of housing units and associated premises are applied. This part contains the presentation of the investment plan, including the determination of acceptability criteria, description of the project location, market and competition analysis, determination of investment costs and project revenues, and the creation of a financial plan. The output is the compilation of a sensitivity analysis and evaluation of the effectiveness of the project with a final recommendation on the feasibility of the investment plan.
