Vyhodnocení efektivnosti investice do bytového domu

Abstract

Bakalářská práce se zabývá vyhodnocením efektivnosti investice do bytového domu. Práce je rozdělena na teoretickou a praktickou část. V teoretické části je představen pojem investice a pojem výstavbový projekt, jsou zde popsány fáze výstavbového projektu. Dále je zde popsána struktura studie proveditelnosti. V praktické části jsou pak využity poznatky z teoretické části na konkrétní projekt bytového domu. Tato část obsahuje představení investičního záměru včetně stanovení kritérií investičního záměru, popis lokality projektu, analýzu trhu a konkurence, stanovení investičních nákladů a výnosů projektu a vytvoření finančního plánu, analýzu rizik projektu a vytvoření analýzy citlivosti. Výstupem je vyhodnocení efektivnosti investice a závěrečné doporučení o realizaci či nerealizaci investice.

The bachelor’s thesis deals with the evaluation of housing property investment. The thesis is divided into theoretical and practical part. The theoretical part presents the concept of investment and construction project, the phases of the construction project are described here. There si also described the structure of the feasibility study. In the practical part there are applied findings from the theoretical part to a particular project of an apartment building. This part includes the presentation of an investment plan including a determination of the acceptance criteria, a description of the project location, market and competition analysis, determination of investment costs and revenues, creation of a financial plan, risk assessment and creation of sensitivity analysis. The output is evaluation of the investment and final recomendation on the realization or non-realization of the investment.
