Vyhodnocení variant investice do komerční nemovitosti

Abstract

Diplomová práce má za úkol zhodnotit ekonomickou výhodnost třech variant investičního záměru do komerční nemovitosti. Komerčním prostorem se považuje nebytová jednotka v suterénu nebo přízemí novostavby nebo domu, který je teprve ve fázi výstavby. Práce je rozdělena na teoretickou a praktickou částí. V teoretické části jsou definovány způsoby financovaní investice, metody vyhodnocování a zásady studie proveditelnosti. V praktické části je pak kladen důraz na výběr a vyhodnocení třech vhodných variant investice. Výstupem práce je porovnání a rozhodnutí, které dvě ze tří variant budou vybraná pro skutečnou realizaci.

The aim of the diploma thesis is evaluating the economic advantage of three variants of the investment plan in commercial real estate. Commercial space is considered to be a non-residential unit in the basement or ground floor of a new building or house, which is still under construction. The diploma is divided into theoretical and practical part. The theoretical part defines the methods of financing the investment, evaluation methods and principles of feasibility study. In the practical part, emphasis is placed on the selection and evaluation of three suitable investment options. The result of the work is a comparison and decision of which two of the three options will be selected for actual implementation.
