Vliv volby svislých konstrukcí na pořizovací náklady bytového domu a celkovou prodejní cenu bytu.

Abstract

Bakalářská práce bude zaměřena na vliv volby výběru materiálu na pořizovací náklady bytového domu a následný prodej bytů. V teoretické části budou popsány svislé konstrukce bytového domu, jejich vlastnosti a požadavky. Dále bude řešena problematika mezibytových svislých konstrukcí. Součástí teoretické části bude také rozpočtování v programu KROS a s tím související pojmy, kterými jsou například: směrné ceny, rozpočet stavby a cenová soustava ÚRS. V praktické části bude představen projekt bytového domu, se kterým se bude pracovat během bakalářské práce. Budou vytvořeny rozpočty různých variant systémů svislých konstrukcí a následné porovnání nákladů na pořízení bytového domu. Součástí bude také porovnání podlahových ploch všech variant. V závěru bude stanoven koeficient, podle kterého se bude vybírat nejlepší možná varianta z ekonomického pohledu.

The Bachelor thesis will be focused on the impact of the choice of material on the acquisition costs of an apartment building and on the subsequent sale of apartments. In the theoretical part will be described the vertical structures of an apartment building, their properties and requirements. Next, the issue of inter-residential vertical structures will be addressed. A component of the theoretical part will also be budgeting in the KROS program and related terms such as: guide prices, construction budget and price system of the ÚRS. In the practical part will be presented the project of an apartment house, which will be worked on during the Bachelor thesis. Budgets of various variants of systems of vertical structures will be created, then the costs of acquiring an apartment building will be compared. It will also include a comparison of floor areas of all variants. In the end will be determined the key factor, according to which the best possible option from an economic point of view will be selected.
