Zhodnocení variant rekonstrukce nemovitosti určené k rekreaci

Abstract

Diplomová práce se zabývá zhodnocením variant rekonstrukce hospodářského stavení. V rámci práce je popsána předmětná nemovitost a na základě prohlídky nemovitosti zhodnocen současný technický stav objektu a jednotlivých konstrukcí. Na základě technického stavu objektu je určen rozsah rekonstrukce a následně jsou navrženy tři varianty rekonstrukce, které kombinují různé stavební materiály. Tyto varianty jsou v rámci práce porovnány a následně hodnoceny dle zvolených kritérií. Na základě tohoto porovnání je poté stanovena celkově nejvhodnější varianta rekonstrukce. V rámci této části práce bude přihlíženo k představě investora a jeho požadavkům na rekonstrukci objektu. Cílem práce je poskytnout investorovi podklady a informace týkající se ekonomické stránky rekonstrukce, spolu s doporučením celkově nejvýhodnější varianty. Práce se dále zabývá oceněním této nemovitosti a stanovením nárůstu její hodnoty po rekonstrukci pro případný prodej této nemovitosti. Nárůst hodnoty předmětné nemovitosti je poté porovnán s náklady potřebnými na její rekonstrukci.

The diploma thesis deals with the evaluation of variants of reconstruction of a farm building. The work describes the property and evaluates the current technical condition of the building and individual structures, based on a tour of the property. The scope of reconstruction is determined, based on the technical condition of the building and then three variants of reconstruction are proposed, which combine different building materials. These variants are compared and then evaluated according to selected criteria. Based on this comparison, the overall most suitable variant of reconstruction is then determined. Within this part of the work will be taken into account the vision of the investor and his requirements for the reconstruction of the building. The goal of the work is to provide the investor with documents and information concerning the reconstruction, together with the recommendation of the overall most advantageous variant. The work also deals with the valuation of this property and determining the increase in its value after reconstruction for the possible sale of this property. The increase in the value of the property is then compared with the costs required for its reconstruction.
