Analýza realitního trhu v Praze

Abstract

Diplomová práca sa zaoberá analýzou realitného trhu v Prahe. Práca je rozdelená na teoretickú časť a praktickú časť. V teoretickej časti práce sú vysvetlené základné pojmy a definície z oblasti realitného trhu, oceňovania nehnuteľností a financovania nehnuteľností. Praktická časť je venovaná analýze realitného trhu v Prahe. Je priblížený vývoj jednotkových cien trhu s realitami v Prahe a jeho bytová výstavba. Hlavná časť práce je venovaná analýze realitného trhu v Prahe s bytmi v novostavbách, ktorá je vytvorená na základe zozbieraných dát a sledovania realitného trhu. Je skúmané, aký vplyv majú jednotlivé sledované faktory na ponukovú cenu bytov. Ďalšia časť práce je zameraná na financovanie bytu ku kúpe a vyhodnotenie návratnosti investície za účelom prenájmu kúpeného bytu.

This diploma thesis focuses on the analysis of real estate market in Prague. The thesis consists of theoretical part and practical part. The theoretical part explains the basic concepts and definitions of the real estate market, real estate valuation and real estate financing. The practical part focuses on the analysis of real estate market in Prague. At the beginning it describes the development of prices in the real estate market. The main part is focused on the analysis of the real estate market in Prague with apartments in the new buildings, which is created of collected data and monitoring of the real estate market. It examines the influence of monitored factors on the price of apartments. The next part of the work is focused on financing the apartment for purchase and evaluating the return on investment for the purpose of renting the purchased apartment.
