Vyhodnocení investice do tenisového areálu

Abstract

Diplomová práce se zabývá vyhodnocením investice do tenisového komplexu. Nejprve je popsán záměr a funkce areálu, umístění a technický popis jednotlivých stavebních objektů. Další kapitola řeší analýzu trhu, kde je popsaná konkurence a pomocí dotazníkového šetření zjišťuje názor veřejnosti na záměr. Klíčovou kapitolou práce je finanční analýza projektu, ve které jsou postupně stanoveny investiční náklady, zdroje financování, provozní náklad a výnosy. Práce se zabývá dvěma variantami financování provozu areálu, a to s využitím státní dotace a bez využití jakékoliv dotace. Pro obě varianty je sestaven výkaz cash flow a pomocí finančních ukazatelů je vyhodnocen investiční záměr. Poslední řešenou kapitolou je analýza rizik, kde jsou jednotlivá rizika identifikována, vyhodnocena a navržena jednotlivá opatření. V závěru práce je celkové vyhodnocení záměru a doporučení investorovi, která zahrnují další možnosti úpravy záměru.

Thesis is focused on evaluation of investment in tennis complex. First, the design and function of the complex, the location and technical description of the individual construction objects are described. The next chapter deals with market analysis, where competition is described and uses a questionnaire survey to determine the public's opinion on the intention. A key chapter of the thesis is the financial analysis of the project, which gradually sets out investment costs, funding sources, operating costs and revenues. The thesis deals with two variants of financing the operation of the complex, which are either with the use of a state subsidy and without any subsidy. A cash flow statement is prepared for both variants and the investment plan is evaluated using financial indicators. The last chapter addressed is risk analysis, where individual risks are identified, evaluated and individual measures proposed. At the end of the thesis there is an overall evaluation of the project and recommendations to the investor, which include other options for modifying the project.
