Rekonstrukce průčelí statku čp. 3 v Úněticích

Abstract

Tato diplomová práce se zaměřuje na aktuální rekonstrukci původně zemědělské usedlosti, rodinného statku čp. 3 v Úněticích v okrese Praha – západ. Hlavní část řešeného objektu vznikla výstavbou dle návrhu z roku 1905. Přesnou dobu realizace, ani jaká část byla tehdy nová a jaké byly z dřívější doby, není možné dohledat, ale vzhledem k tomu, že číslo popisné bylo přiděleno již roku 1771, muselo na místě stát obdobné stavení již dříve. Budova je tvořena smíšeným zdivem z opuky a z plných pálených cihel s vápennou maltou. V minulých letech bylo řešeno nádvoří objektu a v roce 2019 byly kompletně opraveny veškeré střechy. Nyní je na řadě oprava vnější fasády, tedy průčelí. Po havarijním stavu, ve kterém byl objekt na začátku 90. let 20. století, byla fasáda tehdy akutně opravena. Nejen z důvodu neznámých technologických postupů výstavby, ale hlavně z potřeby podrobného poznání současného stavu byl proveden stavebně-technický průzkum. Hlavním tématem je návrh technologického postupu opravy fasády. Bylo osloveno mnoho předních dodavatelů omítkových systémů. Někteří navrhli své postupy a ty jsou hodnoceny a hledána optimální varianta. Dalšími podtématy jsou zajištění statické poruchy a rehabilitace okenních výplní a barevnost fasády. Na začátku 90. let bylo provedeno statické zajištění, které se ale ukázalo jako nedostatečné. Byly proto analogicky poptány odborné firmy, jež dodaly své návrhy. Tyto postupy jsou zhodnoceny a navrženo optimální řešení. Byl vyhodnocen technický i architektonický stav současných oken a také popsány jejich výměny v čase. Dále byla hodnocena barevnost fasády, která patrně není původní, respektive neodpovídá čistému stavebnímu slohu, pozdnímu klasicismu.

This diploma thesis focuses on the current reconstruction of the originally agricultural homestead, family farm No. 3 in Únětice in the district of Prague – West. The main part of the building was built according to architectural design from 1905. The exact time of construction works or identification, which part of the building was newly built and which part was already built earlier, cannot be traced back. However, as the land registry number was assigned in 1771, a similar construction must have already existed at the place. The building consists of mixed masonry of marlstone and solid burnt bricks with lime mortar. In previous years, the courtyard of the building was being renewed and in 2019 all roofs were completely repaired. The next step is to repair the outer facade, i.e. the frontage. Due to the state of disrepair, the facade was acutely repaired in the early 1990s. Not only due to unknown technological construction procedures, but mainly due to the need for a detailed knowledge of the current state, construction and technical survey was conducted. The main topic is the plan of the technological process of repairing the facade. Many leading suppliers of plaster systems were approached. Some of the approached suppliers suggested their procedures and these procedures were evaluated and optimal variant was sought. Other sub-topics are securing of static failure, rehabilitation of window panes and colouring of the facade. Static securing was carried out in the early 1990s, nevertheless, it proved to be insufficient. Therefore, professional companies were asked analogically to submit their proposals. Proposed procedures were evaluated and optimal solution was sought. Technical and architectural conditions of the current windows were evaluated and their replacements over time were also described. Furthermore, the colouring of the facade was evaluated. The colouring of the facade is probably not original as it does not correspond to the pure building style, late classicism.
