Možnosti zavedení Facility managementu do prostředí organizací řízených územně samosprávním celkem

Abstract

Diplomová práce je rozdělena do dvou tematických celků. Teoretická část pojednává o problematice oboru Facility management. Budou představeny základní termíny a definice, úrovně řízení, oblasti, FM služby a formy jejich zajištění, smluvní a dokumentační zajištění těchto služeb, bude představena pozice facility managera, význam oboru ve stavebnictví, hlavní přínosy, ICT podpora Facility managementu a v neposlední řadě normy ČSN EN 15221 a světová norma ISO 41000, které jsou základem pro tuto problematiku. V praktické části bude toto využito pro identifikaci dnešního stavu nastavení Facility managementu ve správě nemovitostí v územně samosprávném celku. Na základě těchto informací dojde k návrhu optimalizace řízení a zvýšení efektivnosti při řízení Facility managementu jako komplexu servisních činností při správě majetku. Závěr práce pojednává o propojení daného oboru s metodou BIM a oblastí Smart Cities.

The diploma thesis is divided into a theoretical and a practical part. The theoretical part deals with Facility management issues. It introduces the main terms and definitions, level of management, areas, FM services and forms of their provision, contractual and documentary provision of these services and presents the position of the facility manager, the importance of the branch in the construction industry, the main benefits, the ICT support of Facility management and last but not least ČSN EN 15221 and the world standard ISO 41000, which are the basis for this issue. In the practical part, the above stated will be used to identify the current status of Facility management settings in real estate management in a local governing body. Based on this information, it will suggest measures for optimizing management and increasing efficiency in managing Facility Management as a complex asset of a management service. The end of the thesis deals with the interconnection of the given branch with the BIM method and the Smart Cities area.
