Technologicko - ekonomické aspekty modulární výstavby

Abstract

Tato diplomová práce je rozdělena na část teoretickou a praktickou. V teoretické části je popsáno, co znamená pojem modulární výstavba. Konkrétně se tato část zabývá historií modulární výstavby a prefabrikátů jako takových, konstrukcemi a materiály modulární výstavby, postupem výroby ve výrobně a montáží na staveništi. Zabývá se modulovou koordinací a unifikací, které jsou základem pro rozměry modulů. Popisuje významné modulární společnosti a významné stavby v České republice i ve světě. Dále jsou zde uvedeny informace o povolování modulárních staveb a jsou zde popsány obecné důvody staveb z modulů. V praktické části diplomové práce je kalkulována směrná jednotková cena pro stavební práce na modulární výstavbu. Díky této kalkulaci je provedeno porovnání pořizovacích nákladů modulární a klasické výstavby a doba výstavby obou těchto variant. K tomu je využit kvalitativní výzkum. Tímto výzkumem jsou dle vykalkulovaných směrných jednotkových cen oceněny 3 projekty, které byly poskytnuty společností Algeco. Pomocí tohoto výzkumu bylo zjištěno, že pořizovací náklady modulární výstavby jsou přibližně stejné, jako pořizovací náklady výstavby klasické. Ovšem dále bylo zjištěno, že doba realizace modulární výstavby je razantně kratší, než doba realizace klasické výstavby. Díky této extrémní časové úspoře je možné šetřit druhotné náklady spojené s pronájmem dočasných prostor, či je možné začít objekt dříve pronajímat. Díky tomu mohou být ve výsledku celkové náklady na modulární výstavbu nižší, než celkové náklady na klasickou výstavbu.

This diploma thesis is divided into the theoretical and practical part. In the theoretical part there is described, what the term modular construction meant. Specifically there is described the history of modular contructions and prefabricates, constructions and materials of modular construction, and there is also described a production process and installation of modular constructions at construction site. There is also described the modular coordination and unification, which are the basis for dimensions of modules. There are described an important modular companies and also some important buildings in the world and also in the Czech Republic. There are also given some information about permitting of modular structures and general reasons for constructions from modules. In the practical part of this diploma thesis is calculated the unit price for construction work on modular construction. Thanks to this price there is accomplished a comparing of the purchase price of modular and classical construction and the time, which is needed for construction of both this constructions. Qualitative research was used for this purpose. In this research there are priced 3 projects, which were provided by company named Algeco. The price is based on the calculated unit prices. In this research there was found that the cost of modular construction is nearly the same expensive than conventional construction. However, it was also found that the time of realization of the modular construction is sharply shorter than the period of implementation of the classical construction. Thanks to this extreme time saving, it is possible to save the secondary costs associated with renting temporary premises, or it is possible to rent the building earlier. As a result, the total cost of modular construction may be lower than the total construction cost of conventional construction.
