Revitalizace brownfieldu bývalé textilky v České Kamenici

Abstract

Diplomová práce se zabývá posouzením variant budoucího využití brownfieldu bývalé textilní továrny Benar v České Kamenici. Aktuálně město zvažuje přestavbu Benaru na komunitní dům pro seniory nebo na sociální bydlení. Základní podmínkou realizace je získání dostatečných finančních prostředků. Tato práce řeší možnosti financování a hodnotí ekonomický a společenský dopad jednotlivých variant revitalizace. Zároveň práce analyzuje současný stav brownfields v regionu. Práce je rozdělená na část teoretickou a praktickou. Teoretická část se zabývá problematikou brownfields v kontextu udržitelného rozvoje, rozvojovými strategiemi a možnostmi financování revitalizace brownfields. Řeší souvislosti investování do brownfields a metody hodnocení investic. Navazující praktická část potom popisuje řešenou lokalitu a hodnotí konkrétní návrhy revitalizace.

This dissertation assesses the possible variants of future use of the brownfield Benar, disused textile factory in Česká Kamenice. Currently, the municipality is considering refurbishing Benar to be used as a community centre for seniors or for social housing. The basic requirement for the project implementation is obtaining sufficient financial support. This thesis is looking into the financing possibilities as well as assessing the socio-economic impact of each variant of the revitalization process. Furthermore, the dissertation analyses the current state of affairs of brownfield development in the region. The thesis is split into theoretical and practical parts. The former is looking at the brownfield problematics in the context of sustainable growth, strategies for development, opportunities for financing the revitalization, investment challenges and last but not least the evaluation methods of the investments. The practical part describes the location of the project and assesses the options for the revitalization.
