Hodnocení investic do nemovitostí určených k bydlení

Abstract

Diplomová práce na téma "Hodnocení investic do nemovitostí určených k bydlení" se zaměřuje na návrh a tvorbu výpočetního modelu, který bude usnadňovat práci uživatelům provádějícím hodnocení ekonomické efektivnosti investic do nemovitostí určených k bydlení, a to zejména prostřednictvím automatizace výpočetních procesů s hodnocením spojených. V rámci teoretické části práce je provedena analýza průběhu výběru, pořízení, provozu a pronajímání nemovitostí určených k bydlení. Tato analýza probíhá z hlediska časového, věcného, finančního a právně-legislativního. Dále se teoretická část věnuje metodám hodnocení ekonomické efektivnosti investic do nemovitostí určených k bydlení a jejich popisu. V praktické části jsou pak znalosti nabyté v teoretické části implementovány do výpočetního modelu určeného k provádění hodnocení investic do těchto nemovitostí, v závěru praktické části je pak ověřena funkčnost tohoto modelu na třech vybraných reálných příkladech.

Diploma thesis on the subject of "Evaluation of housing property investments" is focused on design and creation of the computing model, which will make the performance of this evaluation easier for the user, especially by the automation of the computing processes of the given evaluation. In the theoretical part of the thesis is performed the basic analysis of the process of choosing, buying, using and renting of the housing properties. This analysis is focused on temporal, factual, financial and law-legislative factors influencing the discussed process. In this part, analysis of methods used for evaluation of the economical effectivity of investments to housing properties is also done. Knowledge gained in this theoretical part is then implemented into the design and creation of the computing model destined to perform the evaluation of the economical effectivenes of the investments into the discussed properties. The very last part of this thesis is then dedicated to the testing of designed computing model on three chosen real and particular exaples of housing properties.
