Studie proveditelnosti využití objektu hospodářské budovy v obci Měšice

Abstract

Diplomová práce se zabývá vypracováním studie proveditelnosti hospodářské budovy v obci Měšice. Jedná se o projekt rekonstrukce a přestavby konkrétní budovy. Diplomová práce je rozdělena do 10 kapitol, kde v úvodu popisuji cíl a účel diplomové práce. V dalších kapitolách se zabývám rešerší literatury, která pojednává o investičním rozhodování, popisem současného stavu hospodářské budovy, analýzou trhu, technickým a technologickým řešením projektu, oceněním nemovitosti na základě, které se může investor (obec Měšice) rozhodnout, zda objekt prodá nebo zrekonstruuje v dalších kapitole je vypracován finanční plán, hodnocení efektivity a udržitelnosti projektu, popisem očekávaného přínosu a riziky, které mohou nastat. Hlavní kapitolou je finanční plán, kde se soustřeďuji na náklady na rekonstrukci, náklady v provozní fázi, výnosy v provozní fázi, cash flow, výkazem zisku a ztrát, rozvahou. V kapitole hodnocení a efektivity udržitelnosti je vyhodnocena přijatelnost projektu pomocí finančních ukazatelů. Výsledkem diplomové práce je vyhodnocení záměru a doporučení investorovi, zda má do projektu investovat finance nebo celý objekt prodat.

Master's thesis presenting a feasibility study of an agricultural building in the municipality of Měšice. It presents a project of reconstruction and restructuring of the building. Master's thesis is divided into 10 chapters. The introduction deals with the aim and the purpose of the Master's thesis. Following chapters involve research of literature on investment decision making, description of the current condition of the agricultural building, the analysis of the financial market, the technical and technological solution of the project and evaluation of the immoveable property. On the basis of these factors the investor (municipality of Měšice) can make a decision whether to sell the object or to reconstruct it. The subsequent chapter proposes a financial plan, evaluation of efficiency and sustainability of the project and an estimation of anticipated benefits and risks that might occur. The main chapter is the financial plan which deals with reconstruction expenses, operating costs, proceeds from operation, cash flow, profit and loss account and a balance sheet. The chapter concerning evaluation and efficiency of sustainability is assessing the acceptability of the project using financial indicators. The result of the Master's thesis is the assessment of the purpose and recommendation to the investor as to whether to invest financial resources into the project or to sell it as a whole.
