Předmětem této bakalářské práce je vyhodnocení možností pronájmu, nákupu nebo stavby jednopodlažní skladové haly pro potenciálního investora. Práce se skládá ze dvou částí, teoretické a praktické. V teoretické části je provedena analýza konstrukčních systémů hal a zhodnocení regionů v České republice vhodných pro stavbu skladových prostorů. Rizika spojená s výstavbou jednopodlažní haly jsou analyzována a zhodnocena. Dále je popsána struktura nákladů životního cyklu (LCC) a význam certifikačních systémů budov v kontextu udržitelnosti a ochrany životního prostředí. V praktické části je provedeno srovnání možností nákupu, pronájmu a vlastní stavby jednopodlažní skladové haly, s cílem poskytnout ucelený pohled potenciálnímu investorovi. Zároveň je vybrán vhodný pozemek pro stavbu skladové haly a proveden propočet nákladů projektu. Součástí praktické části je také SWOT analýza, která identifikuje silné a slabé stránky projektu, příležitosti a hrozby spojené s výstavbou jednopodlažní skladové haly. The subject of this bachelor's thesis is the evaluation of the possibilities of renting, purchasing or building a single-storey warehouse for a potential investor. The work consists of two parts, theoretical and practical. In the theoretical part, an analysis of structural systems of halls and evaluation of regions in the Czech Republic suitable for the construction of warehouse spaces is carried out. The risks associated with the construction of a single-storey hall are analyzed and evaluated. The structure of life cycle costs (LCC) and the importance of building certification systems in the context of sustainability and environmental protection are described. In the practical part, a comparison is made of the possibilities of buying, renting and building a single-storey warehouse, with the aim of providing a comprehensive view to a potential investor. At the same time, a suitable plot of land for the construction of a storage hall is selected and a detailed calculation of the project's costs is carried out. The practical part also includes a SWOT analysis, which identifies the project's strengths and weaknesses, opportunities and threats associated with the construction of a single-story warehouse.
