Investování do realitních investičních fondů (REITs)

Abstract

Táto bakalárska práca sa zaoberá svetom realitných investičných fondov (REITs). Analyzuje rozmanité typy a kategórie REITs a približuje ich podnikovú štruktúru. V praktickej časti sa štúdia zameriava na personalizovaný výber portfólií pre rôzne typy investorov. Využíva sa fundamentálna analýza na posúdenie vnútornej hodnoty fondov a následne aplikuje modernú teóriu portfólia (MPT). Vďaka poznatkom sú navrhnuté optimálne portfóliá pre investorov, ktoré berú do úvahy ideálny pomer medzi výnosom a rizikom na základe individuálnych preferencii.

This bachelor 's thesis deals with the world of real estate investment trusts (REITs). It analyzes the diverse types and categories of REITs and examines their corporate structure. In the practical part, the study focuses on personalized portfolio selection for different types of investors. It uses fundamental analysis to assess the intrinsic value of funds and then applies modern portfolio theory (MPT). With the insights, optimal portfolios are designed for investors that take into account the ideal return-risk trade-off based on individual preferences.
