Plán financování revitalizace bytových domů

Abstract

Tématem této diplomové práce je plán financování revitalizace bytových domů, konkrétně je zaměřen na plán obnovy a údržby stavebních konstrukcí a prvků obvodového pláště, výplní stavebních otvorů a střešního pláště s návazností na příspěvky do fondu oprav. V teoretické části diplomové práce jsou popsány základní pojmy, životnost staveb a stavebních prvků, dále životní cyklus stavby. V této části jsou také popsány prvky a konstrukce obvodového pláště, výplní staveních otvorů a střešního pláště z konstrukčního hlediska a použitého materiálu. Také jsou zde popsány možnosti financování údržby a obnovy bytových domů. V neposlední řádě je zde popsána údržba staveb a její procesy a také dokumentace potřebná k výkonu správy majetku. V praktické části byl zpracován excelovský nástroj pro plánování údržby a obnovy obvodového pláště, výplní stavebních otvorů a střešního pláště bytových domů. Pomocí tohoto nástroje lze provést prvotní odhad nákladů na obnovu a údržbu bytových domu v návaznosti na stanovení optimálního příspěvky do fondu oprav. Vytvořený nástroj sleduje plán údržby a obnovy bytových domů po dobu 75 let.

The topic of this thesis is the financing plan for the revitalization of apartment buildings, specifically focused on the plan for the restoration and maintenance of building structures and elements of the building envelope, building openings and roofing with a link to contributions to the repair fund. The theoretical part of the thesis describes the basic concepts, the service life of buildings and building elements, as well as the life cycle of the building. This part also describes the elements and construction of the building envelope, building openings and roofing from a structural point of view and the materials used. The financing options for maintenance and renovation of residential buildings are also described. Last but not least, building maintenance and its processes are described, as well as the documentation needed to carry out asset management. In the practical part, an excel tool for planning the maintenance and renovation of the building envelope, building openings and roofing of apartment buildings has been developed. This tool can be used to make an initial estimate of the costs for the renovation and maintenance of residential buildings in order to determine the optimal contribution to the repair fund. The tool developed tracks the maintenance and renewal schedule of the apartment buildings over a period of 75 years.
