Ekonomická návratnost revitalizačního procesu (na příkladu vybraného areálu nebo území)

Abstract

Předmětem diplomové práce je zhodnocení ekonomické návratnosti revitalizačního procesu na příkladu vybraného areálu. Teoretická část této práce stanovuje definici brownfieldu, typologii a statistické údaje výskytu a složení brownfieldů, možnosti provedení revitalizace a možnosti fi-nancování revitalizace. Ve druhé a třetí části teoretické části jsou vyjmenované metody a teore-tický základ pro výpočty ukazatel ekonomické efektivity revitalizace, metody pro rozbor okolí brownfieldu pro výběr alternativního využití brownfieldu a metody rozhodovací analýzy pro vý-běr nejvhodnější varianty. Praktická část logicky navazuje na průběh teoretické části – nejdříve jsou zjištěné poměry brownfieldů ve městě vybraného areálu, druhá část se věnuje uskutečně-né revitalizace vybraného brownfieldu a jeho vyhodnocení z ekonomického hlediska. V další části práce jsou na základě analýz a rozboru okolí zvolené varianty alternativního využití brown-fieldu, rovněž hodnocené dle výpočtů ekonomických ukazatel, a pomocí stanovených kritérií metodami rozhodovací analýzy porovnané s uskutečněnou revitalizací. Výstupem práce je vy-hodnocení provedených analýz a výběr nejvhodnější varianty revitalizace areálu.

The subject of this thesis is the evaluation of the economic return of revitalization investment process on the example of a selected area. Theoretical part of this thesis sets out the definition of brownfield, topology and statistical data on the occurrence and composition of brownfields in, possibilities of revitalization and financing possibilities. In second and third part of theoretical intro, the methods and theoretical basis for calculations of economic effectiveness indicators of revitalization process are set also as methods for surrounding analysis needed for choosing the best alternative of brownfield use and decision-making analysis for the selection of the best possible use option. The practical part logically follows the flow of the theoretical part – propor-tions of brownfields in selected city are inspected, there is a determination of the revitalization process evaluation from economic point of view. Next part provides analysis of the brownfield surroundings to determine alternative possible use of brownfield, variants are selected and economically evaluated same as the one that was realised. These variants are also evaluated from economical point of view and compared to the one realised. The output of this work is the evaluation of performed analysis and selection of the most suitable use of brownfield area.
