Štúdia uskutočnitelnosti kúpy nehnuteľnosti za účelom budúceho výnosu

Abstract

Táto diplomová práca sa zaoberá štúdiou uskutočniteľnosti kúpy nehnuteľnosti v Prahe za účelom dosiahnutia budúceho výnosu. Cieľom práce je poskytnúť komplexnú analýzu a hodnotenie potenciálu investície do nehnuteľností v Prahe. V úvode práce je vymedzený teoretický základ projektového manažmentu, ktorý slúži ako rámec pre ďalšie analýzy. Následne je podrobne prezentovaná štúdia uskutočniteľnosti, ktorá zahrňuje niekoľko pod častí ako analýzu trhu, marketingový mix, finančný plán a finančná analýza, SWOT analýza, PEST analýza a Porterova analýza 5 síl. Výsledkom diplomovej práce je podrobne zdokumentovaná štúdia uskutočniteľnosti, ktorá poskytuje ucelený pohľad na potenciál investície do nehnuteľností v Prahe. Práca je zameraná na prípadovú štúdiu, ktorá môže byť užitočným nástrojom pre potenciálnych investorov, developerov a podnikateľov zaoberajúcich sa oblasťou nehnuteľností a hľadajúcich vhodné príležitosti pre budúci výnos. Výsledky tejto štúdie poskytujú cenné informácie pre rozhodovacie procesy a môžu prispieť k efektívnemu riadeniu investičných projektov v Prahe.

This thesis deals with the topic of the feasibility study of buying real estate in Prague in order to achieve future income. The aim of this paper is to provide a comprehensive analysis and evaluation of the potential of investment in real estate in Prague. In the initial part of the paper, the theoretical basis of project management is defined, which serves as a framework for further analyses. Subsequently, a feasibility study is presented in detail, which includes several subsections such as market analysis, marketing mix, financial plan and financial analysis, SWOT analysis, PEST analysis and Porter's 5 forces analysis. The result of the thesis is a detailed feasibility study, which provides a comprehensive view of the potential of investment in real estate in Prague. The thesis is focused on a case study, which can serve as useful tool for potential investors, developers and entrepreneurs dealing with real estate and looking for suitable opportunities for future income. The results of this study provide valuable information for decision-making processes and can contribute to the effective management of investment projects in Prague.
