Rozvojová lokalita bydlení v rodinných domech, Veleslavín

Abstract

Předmětem zadání je vypracování urbanistické analýzy a urbanistického návrhu vybraného území v rozvojové lokalitě, včetně řešení parteru, systému zeleně a technické infrastruktury, a návrh vzorového domu a jeho parcely, včetně zahrady. Zadaný charakter navrhované zástavby je obytná zástavba v moderních rodinných domech. Řešené území se nachází na území hlavního města Prahy, v městské části Praha 6, na katastrálních územích Veleslavín a Vokovice. Výměra řešeného území je 2,8 ha. V současné době je řešené území nevyužívanou brownfieldovou plochou po demolici uhelné teplárny Veleslavín, jež na území stála. Návrh obytného souboru sestává z 58 rodinných domů, z nichž 36 je řadových a 22 je součástí dvojdomu. Průměrná rozloha parcely je cca 300 m2. Navrhované urbanistické řešení zachovává objekt uhelného sila bývalé teplárny, do nějž je vložena veřejná vybavenost a u něhož je navrženo nové veřejné prostranství. Pozemní komunikace v řešeném území jsou řešeny jako obytné ulice - funkční podskupina D1.

The subject of the bachelor thesis is the development of an urban analysis and a design of a master plan of selected area in a development location, including public space design solutions, greenery systems, and technical infrastructure, as well as a design for a sample house and its plot, including the garden. The designated character of the proposed development is residential neighbourhood of modern family houses. The subject area is located within the territory of the capital city of Prague, in the Prague 6 district, in the catastral areas of Veleslavín and Vokovice. The total area of the designated site is 2.8 hectares. Currently, the area is an unused brownfield site as result of demolition of the Veleslavín coal heating plant, which used to be located there. The design of the residential complex consists of 58 family houses, out of which 36 are terraced houses and 22 are part of a semi-detached house. The average plot area is approximately 300 m2. The proposed urban solution preserves the structure of the former power plant coal silo, which includes public amenities and is accompanied by a new public space. The road network within the area is designed as residential streets.
