Rozvojová lokalita bydlení v rodinných domech, Praha - východ, Máslovice

Abstract

Předmětem bakalářské práce je zpracovaní územní studie skupiny rodinných domů v severní části obce Máslovice. Rozloha řešeného území je 37 270 m2. Návrh je záměrně v rozporu s platným uzemním plánem. Vedoucí práce, doc. Ing. arch. Ivan Kaplan, byl obeznámen s problémem a po dohodě jsme došli k závěru, že koncepci návrhu lokality pojednáme jinak, než stanovuje územní plán. V územním plánu je vymezena při severním okraji obce pouze jedna řada rodinných domů řešena rovným, úzkým pásem bez hlubší myšlenky. Tento záměr, daný územním plánem, je v konfliktu s limitem území - vymezená rozvojová plocha je na orné půdě s I. třídou ochrany. Jak vyplývá z analýzy, velká část obce již leží na této půdě a tudíž jakýkoliv další rozvoj obce by byl nemožný. Práce se tedy zaměřuje na rozmanitější formu zástavby a odlišení monotónní struktury zástavby s řešením veřejného prostranství. Návrh zároveň vytváří přirozenější a jasně vymezený konec zástavby v této severní enklávě díky pěší cestě po severní straně území s panoramatickými výhledy.

The subject of the bechalor thesis is the elaboration of an urban study of a development locality in the northen part of the village Máslovice. Total area of the locality is 37 270 m2 The proposal is deliberately in conflict with the valid spatial plan. Supervisor of my work, doc. Ing. arch. Ivan Kaplan, was familiar with the problem, and we came to the conclusion after agreement that we will discuss the concept of the site desing differently than what is stipulated in the spatial plan. Only one row of family houses is defined at the northern edge of the village in the spatial plan, solved by a straight, narrow strip without any deeper thought. This intent given by the spatial plan is in conflict with the limit within the area - the designated development area is on arable land with 1st type protection. As it follows from the analysis, a large part of the village already lies on this type of land and therefore any further developement of the village would be impossilbe. The thesis therefore focuses on a more diverse form of development and differentiating the monotonous structure of the development with a solution of public space. At the same time, the proposal creates a more natural and clearly defined end of development in this northern enclave thanks to a pedestrian path along the northern side of the site with panoramic views.
