Výhody a nevýhody investování úspor do nemovitostí versus nabídka fondů kolektivního investování

Abstract

Bakalářská práce „Výhody a nevýhody investování úspor do nemovitostí versus nabídka fondů kolektivního investování“ se zabývá oblastí osobních financí a investování s konkrétním zaměřením na investice do nemovitostí. První část bakalářské práce stručně shrnuje historii rozvoje investování a bankovnictví, dále pak rozebírá jednotlivé aspekty osobních financí a řízení finančního plánu. Dále pak diskutuje kolektivní investování včetně faktorů, které jej ovlivňují, a jednotlivé typy investičních fondů. Teoretická východiska jsou pak v praktické části aplikována v analýze výnosnosti předem definované investice. Cílem bakalářské práce je srovnání výkonnosti investic do nemovitostí oproti investicím do nemovitostního fondu a následné doporučení výhodnější varianty. Sledováno bude časové období 2015-2021 a na základě této analýzy budou vysloveny závěry ohledně těchto dvou investičních strategií.

The bachelor thesis "Advantages and disadvantages of investing savings in real estate versus the offer of collective investment funds" deals with the area of personal finance and investment with a specific focus on real estate investments. The first part of the thesis briefly summarises the history of the development of investment and banking, and then discusses various aspects of personal finance and financial plan management. It then discusses collective investment, including the factors that influence it, and the different types of investment funds. The theoretical background is then applied in the practical part in an analysis of the performance of a predefined investment. The aim of the bachelor thesis is to compare the performance of investments in real estate versus investments in real estate fund and then to recommend a more advantageous option. The time period 2015-2021 will be monitored and based on this analysis, conclusions will be drawn regarding the two investment strategies.
