Investiční záměr využití orné půdy a jeho zhodnocení s výsledným doporučením majiteli pozemku

Abstract

Diplomová práce bude zaměřena na reálné zhodnocení investičního projektu orné půdy a následné doporučení výsledku majiteli pozemku. Výsledek práce bude vycházet ze tří možných řešení neboli možných variant zhodnocení orné půdy. První varianta řeší prodej nově vzniklé stavební parcely jako celek. Druhá varianta řeší samostatný prodej nově vzniklých parcel. Ve třetí variantě bude prodej parcel s již nově navrženými rodinnými domy. Vše v souladu s charakterem a strukturou zástavby v územním plánu. Ve všech variantách jsou zohledněny vstupní náklady investora, tedy změna územního plánu, odnětí půdy ze zemědělského půdního fondu a vypracování geometrického plánu. Součástí práce bude také průzkum a analýza trhu, finanční analýza, vyhodnocení rizik a stanovení výnosu variant. V závěru bude stanoveno vyhodnocení investičního záměru, na základě kterého se investor rozhodne pro nejlepší variantu.

The diploma thesis will be focused on the real evaluation of the investment project of the arable land and subsequently the recommendation of the result to the landowner. The result of the work will be based on three possible solutions or, in other words, possible variants of the arable land evaluation. The first option solves the sale of the newly created building plot as a whole. The second option solves the single-handed sale of newly created building plots. In the third option will be the sale of building plots with the newly designed family houses. Everything in concord with the character and structure of housing development in the area plan. All options are taken into account of the incoming charges of investor, e.g. change of the area plan, taking the land from the agricultural fund and working out the geometric plan. The work will also include the research and analysis of the market, the financial analysis, the evaluation of risks and setting the profit of the options. In the end, there will be determined the intent of evaluation based on the investor, who will choose the best option.
