Náklady životního cyklu staveb - náklady na provoz

Abstract

Práce se věnuje nákladům životního cyklu staveb, se zaměřením na provozní náklady u rodinných a bytových domů. Cílem práce bylo definovat jednotlivé náklady životního cyklu, především provozní náklady, vytvořit metodiku jejich určování a navrhnout možnosti jejich optimalizace. V první části práce je uveden ucelený přehled zkoumané problematiky ve světovém měřítku i v České republice. V dalších částech jsou detailně definovány jednotlivé provozní náklady, metodika jejich určování v předinvestiční i provozní fázi životního cyklu, několik praktických příkladů provedení energeticky úsporných opatření v panelovém domě a rozložení provozních nákladů v rodinném domě. V neposlední řadě jsou uvedeny návrhy na minimalizaci jednotlivých provozních nákladů ve fázi užívání budovy. V rámci práce byla použita metoda analýzy celosvětových přístupů k problému a syntéza podkladů pro vytvoření metodiky určování provozních nákladů v prostředí České republiky. V případových studiích byly použity metody investičního rozhodování, konkrétně čistá současná hodnota a vnitřní výnosové procento. Nutností byla také predikce budoucnosti v podobě vývoje cen. Výsledkem práce je definování jednotlivých provozních nákladů, metodika jejich určování a ucelený přehled problematiky. Z práce vyplynulo, že investiční náklady vykazují s provozními náklady určitou součinnost a také, že u klasických budov suma provozních nákladů během životnosti budovy převýší náklady investiční, u nové výstavby pasivních či dokonce aktivních budov jsou pak investiční náklady největší nákladovou položkou investora. Také určení provozních nákladů v předinvestiční fázi, kdy je možné maximálně ovlivnit jejich výši, je velice složité a nepřesné.

The work deals with life-cycle costs of buildings, focusing on operating costs for family houses and apartment buildings. The aim of this work was to define the different life-cycle costs, particularly operating costs and create a methodology for their identification and to propose opportunities of their optimization. The first part contains a comprehensive overview of the issues examined in the world and the Czech Republic. The other parts are defined in detail the various operating costs, methods of their determining in the pre-investment and operational phases of the life cycle, some practical examples of implementation of energy saving measures in a block of flats and layouts of operating costs in a family house. Finally, suggestions are given on the minimisation of operating costs in the use phase of the building. In the work was used analysis of the global approach to the problem and synthesis of materials for development of methodology for determining the operating costs in the Czech Republic. In the case studies were used methods of investment decisions, namely net present value and internal rate of return. A necessity was a prediction of the future in the form of price trends. The result is the definition of operating costs, the methodology of their determining and a comprehensive overview of the issues. The work revealed that investment costs and operating cost show synergies and also that the classical buildings total operating costs over the life of the building exceeds the cost of investment, in new construction of passive or even active buildings are investment costs then the largest cost item of investor. Also determine the operational costs in pre-investment phase where is the maximum influence of their amount is very difficult and inaccurate.
