Komparace investičních nástrojů: úspory do nemovitostí vs. fondy kolektivního investování.

Abstract

Tato bakalářská práce se zaměřuje na analýzu a porovnání investic do přímého vlastnictví nemovitostí a investic prostřednictvím kolektivních investičních fondů, zejména nemovitostních fondů. Cílem práce je posoudit fungování, výnosnost, rizikovost a likviditu obou investičních možností. Práce je rozdělena na teoretickou a praktickou část. V teoretické části jsou popsány základní pojmy a principy spojené s investováním, přičemž pozornost je věnována investicím do nemovitostí a fondům kolektivního investování. Praktická část se soustředí na komparativní analýzu konkrétních investičních scénářů. Použity byly analytické metody, které umožnily porovnat výnosy, náklady, rizika a likviditu obou přístupů. Výsledkem je komplexní přehled o daných investičních nástrojích a jejich významu při zhodnocování kapitálu. Přínosem práce je srozumitelné shrnutí klíčových aspektů obou investičních možností, které může pomoci investorům a finančním poradcům při rozhodování, a zároveň nabídnout aktuální pohled na trendy v oblasti investování.

This bachelor's thesis focuses on the analysis and comparison of investments in direct real estate ownership and investments through collective investment funds, particularly real estate funds. The aim of the thesis is to assess the functioning, profitability, risk, and liquidity of both investment options. The thesis is divided into a theoretical and a practical part. The theoretical part describes the basic concepts and principles related to investing, with attention paid to real estate investments and collective investment funds. The practical part is dedicated to a compara-tive analysis of specific investment scenarios. Analytical methods were used to compare the returns, costs, risks, and liquidity of both approaches. The result is a comprehensive overview of these investment instruments and their role in capital appreciation. The thesis provides a clear summary of the key aspects of both investment options, offering useful guidance for investors and financial advisors, while also reflecting current trends in the field of investment.
