Vyhodnocení efektivnosti variant investiční nemovitosti

Abstract

Hlavním cílem diplomové práce je vyhodnocení ekonomické výhodnosti tří investičních záměrů, určených k dlouhodobému pronájmu. Investiční záměr, do něhož se modelový investor rozhodl investovat své finanční prostředky nese název ateliéry, tj. nebytové prostory. Práce mimo jiné uvádí problematiku související s investováním do tohoto typu nemovitosti. Teoretická část definuje základní kritéria a metody, dle kterých lze vyhodnotit ekonomickou efektivnost investic. Tato část také popisuje aktuální situaci s pronájmy a prodejem nemovitostí v České republice. Praktická část obsahuje představení záměrů a následné vyhodnocení všech investičních variant. Výstupem práce je porovnání a doporučení, která z vybraných variant je pro modelového investora ekonomicky nejvýhodnější k investování.The main aim of this diploma thesis is the evaluation of economic profitability of three investment plans, intended for long-term renting. The investment purpose, in which the investor decided to invest his funds, is called studios, non-residental places. Furthermore, the thesis presents problems related to investing in this type of real estate. The theoretical part defines the basic criteria and methods which rate the economic efficiency of investments. This section describes also the current situation with rental and sales of real estate in the Czech Republic. The practical part contains a presentation of investment plans and evaluation of all investment options. The result of this work is a comparison and recommendation of the economically most advantageous options for the investor to invest.
