Facility management polyfunkčního domu

Abstract

Diplomová práce pojednává o facility managementu. V teoretické části je vysvětlen facility management od historie po současnost. Obor je představen včetně souvisejících pojmů, údržby a životnosti nemovitosti, standardů, oblastí a úrovní facility managementu. Dále je zaměřena na životní cyklus stavby včetně stupňů certifikace. Nedílnou součástí pro správu a údržbu je také pasportizace a vnitřní prostředí budov. Praktická část začíná nalezením optimální dokumentace pro správu a provoz objektu. Dále jsou nalezeny služeb, které slouží k údržbě a správě budovy. Následně bude využita polyfunkční budova s vyčíslenými náklady na dostavbu, rozdělení ploch včetně příjmů a nákladů. Na závěr této části je vyhodnocen veřejný průzkum za účelem získání efektivity zaměstnanců při práci, které jsou ovlivněny vnějšími vlivy. V závěrečném vyhodnocení je rozhodnuto o využití polyfunkčního domu do budoucna.The diploma thesis focuses on facility management. The thesis is divided into a theoretical and a practical part. The historical overview of facility management is explained in the theoretical part. The field is introduced, including related concepts, maintenance and economic lifetime of a property, standards, areas and levels of facility management, etc. Furthermore, it focuses on the lifecycle of constructions including certification degrees. Passporting forms an integral part for management and maintenance as well. The practical part begins by finding an optimal documentation for management and operation of property. The services which are used for building maintenance and management are defined. Subsequently polyfunctional building is used for which the construction costs, division of usable areas, including its income and costs from rental and sale are figured. Finally, the research on efficiency of employees which is influenced by external impacts is evaluated. In the final evaluation it is agreed on future use of polyfunctional building.
