Podnikatelský záměr budoucího využití objektu prodejny smíšeného zboží v obci Bystré v Orlických horách

Abstract

Diplomová práce se zabývá zpracováním podnikatelského záměru budoucího využití prodejny potravin v obci Bystré v Orlických horách. Práce je dělena na dvě hlavní části. V první části je popsán stávající objekt včetně jeho materiálové charakteristiky. Druhá část pojednává o plánovaném záměru, kterým je rekonstrukce stávajícího objektu na bytový dům. Na základě požadavků investora byly navrženy 3 varianty rekonstrukce – varianta A, varianta B a varianta C. Pro varianty, které jsou v souladu s územním plánem (varianta A a varianta B) byly metodou propočtu a také rozpočtu jednotlivých stavebních objektů, stanoveny celkové investiční náklady. Diplomová práce dále řeší návrh financování jednotlivých variant. Zpracováno je také CF pro jednotlivé varianty. Závěr je věnován vyhodnocení investičního záměru a rizikové analýze. Riziková analýza byla zpracována za použití 2 metod. První z nich je matice rizik a druhou je citlivostní analýza. Cílem diplomové práce je zjistit, zda požadavky investora budou naplněny či nikoliv.The diploma thesis is focused on developing a business plan for reconstruction of a grocery store (in Bystré v Orlických horách) into rentable apartments. The thesis starts with the detailed description of the current state of the building. After the description, the thesis presents 3 reconstruction variants (A, B and C) proposed by the investor. However, the further focus of the thesis is only on variant A and B due to compliance with the land use plan. For both variants thesis provides estimation of investment costs modelled using calculation and budgeting methods. The thesis also includes financing plans and cashflow analysis for each variant. The conclusion part consists of final evaluation and risk analysis with the use of sensitivity analysis and risk matrix. The goal of the diploma thesis is to determine whether the investor’s requirements will be met or not.
