Řízení investičních projektů pro investory

Abstract

Tato práce se věnuje problematice posuzování realizace či nerealizace investičních záměrů a klientského řízení projektového portfolia. Na základě případu rekonstrukce kancelářské budovy je demonstrován postup vyhodnocení investičního projektu. Zvolená problematika je řešena pomocí studií a analýz z předinvestiční fáze projektu. Zpracováním bodů technicko-ekonomické studie, tedy rozborem tržního zaměřením společnosti, analýzou okolí investičního záměru, ať už v rámci trhu či lokality, finanční analýzou a analýzou rizik, s využitím pomocných softwarových aplikací bylo dosaženo určitých výsledků. Ty vycházejí z variantního porovnání druhů projektů, mezi kterými by se investor mohl při realizaci záměru, v daném oboru a místě, rozhodovat. Výstupem této práce je tedy simulace postupu při výběru vhodného druhu investice.This bachelor´s thesis deals with the issue whether to implement new investment project into project portfolio or not and if to do so, then how. Based on the case of reconstruction of an office building, the procedure of evaluation of an investment project is shown. The selected issue is addressed through various studies and processes in the pre-investment phase of the project. By elaboration of points of feasibility study, i.e. analysis of the market structure and company´s market position, possibilities of the investment project within the market or location, financial and risk analysis, using diverse software programs, certain results were achieved. These are based on a variant comparison of the types of investment projects between which the client could decide, implement them into the project portfolio and put into practice. The output of this bachelor thesis is a simulation of the process of selecting a suitable type of investment project.
