Oceňování nemovitých věcí - bytových jednotek

Abstract

Předmětem diplomové práce je oceňování nemovitých věcí se zaměřením na bytové jednotky s dispozicí 2+1 v osobním vlastnictví v Praze. Cílem práce je poskytnout základní, avšak komplexní pohled na cenu těchto již existujících bytových jednotek. Práce se zabývá dvěma základními metodami oceňování nemovitých věcí – administrativní oceňování, které stanovuje cenu zjištěnou a oceňování založené na tržních principech, které určuje tržní hodnotu neboli cenu obvyklou. Diplomová práce je rozčleněna do čtyř částí. První obsahuje teoretický základ k řešenému tématu, druhá je analýzou trhu nemovitých věcí včetně sestavení cenových map, ve třetí části jsou teoretické poznatky aplikovány při ocenění konkrétních tří bytových jednotek. Čtvrtá část pak vyhodnocuje získané výsledky.The subject of this thesis is the appraisal of real estate with focus on housing units with 2+1 disposition in private ownership in Prague. The target of this work is to provide a basic but comprehensive view of the price of these already existing housing units. The thesis deals with two basic methods of real estate valuation – administrative valuation, which determines the found price and valuation based on market principles, which determines the market value or usual price. The thesis is divided into four parts. The first one contains a theoretical basis for the solved topic. The second one is an analysis of the real estate market including price maps creation. In the third part the theoretical knowledge is applied in the valuation of three exact housing units. The fourth part evaluates the obtained results then.
