Aplikace metody Design-Build při realizaci staveb z pohledu zhotovitele

Abstract

Tato diplomová práce se zaměřuje na analýzu aplikace metody Design-Build při realizaci veřejných zakázek z pohledu zhotovitele. Hlavním cílem práce je identifikovat dopad této metody na realizaci v porovnání s obvyklým způsobem zadání, tedy metodou Design-Bid-Build, zejména z hlediska časové efektivity, řízení rizik, nákladů a komunikace se zadavatelem. Práce obsahuje přehled a porovnání legislativních rámců pro použití metody Design-Build jak České republice, tak i ve vybraných zemích světa. Zahrnuje také případovou studii konkrétního projektu Přístavby ZŠ Beroun Závodí, která ilustruje praktické uplatnění této metody. Výsledky ukazují, že metoda Design-Build nabízí výrazný potenciál pro zkrácení doby realizace, lepší kontrolu nákladů a minimalizaci konfliktů mezi účastníky stavebního procesu. Toto je ale výrazně podmíněno kvalitně vypracovanou zadávací dokumentací a její detailní kontrolou dodavatelem před zahájením prací.This diploma thesis focuses on the analysis of the application of the Design-Build method in the implementation of public contracts from the point of view of the contractor. The main objective of the thesis is to identify the impact of this method on the implementation in comparison with the usual method of assignment, i.e. the Design-Bid-Build method, especially in terms of time efficiency, risk management, costs and communication with the client. The thesis contains an overview and comparison of the legislative framework for the use of the Design-Build method both in the Czech Republic and in selected countries of the world. It also includes a case study of a specific project of the Extension of the Beroun Závodí Primary School, which illustrates the practical application of this method. The results show that the Design-Build method offers significant potential for shortening implementation time, better cost control and minimizing conflicts between participants in the construction process. However, this is significantly conditioned by well-designed tender documentation and its detailed control by the contractor before the commencement of works.
