Výhody a nevýhody investování úspor do nemovitostí versus nabídka fondů kolektivního investování

Abstract

Předmětem bakalářské práce „Výhody a nevýhody investování úspor do nemovitostí versus nabídka fondů kolektivního investování" je porovnání, zda se více vyplatí investovat úspory do nemovitostí nebo do fondů kolektivního investování, ze kterého se následně vyhodnotí výhody a nevýhody investice. Práce je rozdělena na dvě části, na teoretickou část a na praktickou část. Teoretická část je zaměřena na způsoby investic do nemovitostí a také na problematiku kolektivního investování. V první části je také uvedeno zhodnocení situace na trhu nemovitostí a trhu kolektivního investování za rok 2021 a tři kvartály za rok 2022. Praktická část je zaměřena na možnosti nemovitostních investic a investic do kolektivních fondů, kde se následně vyhodnotí výhody a nevýhod samotné investice investora.The subject of the bachelor thesis "Advantages and disadvantages of investing savings in real estate vs. the offer of collective investment funds" is a comparison of whether it is more worthwhile to invest savings in real estate or in collective investment funds. The thesis is divided into two parts, a theoretical part and a practical part. The theoretical part focuses on the ways of investing in real estate and also on the issue of collective investment. The first part also provides an assessment of the real estate and collective investment market situation for 2021 and three quarters for 2022. The practical part focuses on the possibilities of real estate investment and investment in collective funds, where the advantages and disadvantages of the investor's in-vestment itself are then evaluated.
