Srovnání přímého a nepřímého investování do nemovitostí

Abstract

Cílem diplomové práce je porovnat přímé a nepřímé investování do nemovitostí v České republice. Teoretická část práce je zaměřena na investiční teorii, ve které jsou popsáni zástupci reálných a finančních investic. Dále jsou také popsány jednotlivé investiční strategie. Následující kapitoly se věnují přímému a nepřímému investování do nemovitostí spolu se zákonnými povinnostmi majitelů těchto investic v České republice. V praktické části jsou porovnáváni vybraní zástupci přímého a nepřímého investování. Z přímých zástupců byly vybrány investiční byty ve městě Most, Ústí nad Labem a Chomutov. Z nepřímých zástupců byl vybrán nemovitostní fond WOOD & Co. Retail podfond a crowdfundingová platforma Investown. Vybraní zástupci jsou porovnáváni z hlediska doby návratnosti, zisku, likvidity i rizika. Výsledný zisk u vybraných investic je ovlivněn právním řádem České republiky. Ke komparaci je také přidáno doporučení pro českého investora, jak k těmto investicím přistupovat.The aim of the thesis is to compare direct and indirect investment in real estate in the Czech Republic. The theoretical part of the work is focused on investment theory, in which representatives of real and financial investments are described. Individual investment strategies are also described. The following chapters describe direct and indirect investments in real estate, together with the legal obligations of the owners of these investments in the Czech Republic. In the practical part are compared selected representatives of direct and indirect investment. Investment apartments in Most, Ústí nad Labem and Chomutov were selected from direct representatives. From indirect representatives was selected real estate fund WOOD & Co. Retail podfond and crowdfunding platform Investown. Selected representatives are compared in terms of return, profit, liquidity and risk. The resulting profit of selected investments is influenced by the legal system of the Czech Republic. Recommendation for Czech investors on how to approach these investments is also added to the comparison.
