Revitalizace sídliště Blanice Týn nad Vltavou

Abstract

Předmětem diplomové práce je revitalizace sídliště Blanice v severozápadní části města Týn nad Vltavou. Řešený objekt je součástí ubytovacího areálu Blanice, který vzniknul za účelem ubytovat zaměstnance pracující na výstavbě jaderné elektrárny Temelín. Areál se nachází ve svahu na rozhraní mezi staršími rodinnými domy a panelovým sídlištěm. Vysoké ubytovací objekty areálu nerespektují morfologii terénu a staly se tak nevzhlednou dominantou viditelnou téměř ze všech míst historického centra města. Objekty jsou momentálně neobydlené a chátrají. Proto je cílem návrhu vnést do této lokality nový život a vytvořit tak propojení mezi největším městským sídlištěm a historickým centrem města. Součástí návrhu je také přizpůsobení objektů morfologii terénu a okolní zástavbě tak, aby se vytvořil přirozený přechod mezi nízkými rodinnými domy v údolí a vysokým sídlištěm na kopci. Toto bylo ověřeno již v předdiplomním projektu ve fázi urbanistické studie. Objekt řešený v rámci diplomové práce je nejvyšším objektem areálu. Jedním z cílů této práce je přetvořit již neodpovídající prostorové uspořádání objektu pro ubytování na sociální bydlení tak, aby odpovídalo současné době a uspokojilo potřeby budoucích uživatelů. Důležitým prvkem je nově navrhovaná ocelová konstrukce balkónů přesahující až nad střechu umožňující integraci variabilních prvků. Vzhledem k poloze objektu na spojnici mezi sídlištěm a centrem a výšce objektu nabízející výhled na celé město Týn nad Vltavou je na střeše domu vytvořen živý prostor v podobě dvouúrovňového městského parku pro veřejnost s objektem kavárny a vyhlídkou na město. Materiálové řešení celého objektu je řešeno minimalisticky, oddělující všechny nově navrhované konstrukce od původních kontrastní barvou. Stejný princip lze aplikovat na ostatní objekty areálu včetně oddělení všech nových konstrukcí kontrastní barvou, která se u každého objektu může lišit a dodat mu tak vlastní identitu.

The subject of this diploma thesis is the revitalization of housing estate Blanice in northwest part of the town of Týn and Vltavou. The focus of this thesis is on one of the buildings which is a part of an accommodation complex Blanice. This complex had been constructed in order to accommodate workers building a nuclear power plant Temelín. The complex is situated on the slope between old family houses and multi-storey housing development. Heigh buildings of the accommodation complex do not respect the morphology of the earth’s surface, and therefore, are an unattractive landmark visible from nearly every place in the historical centre of the town. The buildings are currently empty and decay. Therefore, the aim is to bring new life into this location and create a connection between the town’s largest housing development and its historical centre. Another part of this proposal is to adapt buildings’ heights to the earth’s surface morphology and to the surrounding buildings in order to create a continuous transition between low family houses in the valley and multi–storey housing estate on the hill. This has already been verified in the pre-diploma thesis as an urban study. The building solved in this thesis is the highest building of the complex. One of the many aims is to transform the outdated special arrangement of the building for accommodation into modern social housing so that is up to date and can satisfy all the needs of future users. A key element is a newly designed steel structure of balconies extending above the roof enabling the application of variable components. Considering the building’s location hallway between the housing development and the historical centre and the height of the building offering a view of the entire town of Týn and Vltavou, there has been created an active space on the rooftop in the form of two-level public city park and café with a lookout. Material solution is addressed with minimalism, separating all newly created structures from the original ones using a contrasting colour. The same principle can be applied on the other buildings of the complex including separating new structures with a contrasting colour which can differ for each building, and thus create its identity.
