Vyhodnocení investičního záměru pivovaru ve Středočeském kraji

Abstract

Bakalářská práce se zabývá vyhodnocením investičního záměru rekonstrukce, přístavby a nástavby historické budovy pivovaru ve Středočeském kraji. Jedná se o existující projekt v lokalitě Kutné Hory, jehož realizace byla již dokončena. Obsahově je práce zaměřena na předinvestiční přípravu. Investiční náklady jsou stanoveny v cenách roku 2023. Práce je dělena na teoretickou a praktickou část. Teoretická část definuje pojem investiční záměr, zároveň popisuje jednotlivé fáze výstavbového projektu a přibližuje metody vyhodnocení investice a rizika. V závěru teoretické části se práce věnuje tématu pivovarnictví v České republice. Praktická část v úvodu stručně charakterizuje lokalitu projektu a dále se zaměřuje na analýzu konkurence. V rámci analýzy jsou definovány rovněž pojmy minipivovar a pivovar a přiblížen současný vývoj tohoto odvětví. Následně jsou stanoveny investiční a provozní náklady, též jsou určeny výnosy z prodeje pivních výrobků a poskytování přidružených služeb v rámci areálu pivovaru. Závěrem bakalářské práce je doporučení investorovi o přijetí, či o odmítnutí dané investice.

The bachelor's thesis deals with the evaluation of the investment plan for the reconstruction, extension and superstructure of the historic brewery building in the Central Bohemia region. This is an existing project in the Kutna Hora locality, the implementation of which has already been completed. In terms of content, the work is focused on pre-investment preparation. Investment costs are determined in 2023 prices. The work is divided into a theoretical and a practical part. The theoretical part defines the term investment plan, at the same time it describes the individual phases of the construction project and provides an overview of the investment and it evaluates any risk methods. At the end of the theoretical part, the thesis deals with the topic of brewing in the Czech Republic. The practical part in the introduction briefly characterizes the location of the project and further focuses on the analysis of the competition. As part of the analysis, the terms microbrewery and brewery are also defined, and the current development of this industry is described. Subsequently, investment and operating costs are determined, as well as revenues from the sale of beer products and the provision of associated services within the premises of the brewery. The conclusion of the bachelor's thesis is a recommendation to the investor on the acceptance or rejection of the given investment.
