Investice do oprav bytového domu

Abstract

Diplomová práce se zabývá investicemi do oprav konkrétního bytového domu. Klade si za cíl definovat všechny náklady na plánované činnosti a nabídnout možnosti, jak je financovat. Principy rozsahu oprav a možných nástrojů k jejich financování jsou obecně platné i pro jiné bytové domy obdobného typu v České republice. Práce se skládá z teoretické a praktické části. V teoretické části je variantní popis plánovaných prací, popis řešeného objektu, základních pojmů z oblasti rozpočtování nebo fungování společenství vlastníků jednotek a možností financování. Praktickou částí je vypracování položkového rozpočtu pro soubor činností daný rozsahem varianty. Součástí práce je vyhodnocení variant z hlediska tepelné techniky a výběr vhodného dotačního nebo úvěrového programu pro daný typ modernizace. Závěrem práce je výběr nejvýhodnější varianty z hlediska výsledné ceny, úspor tepla a pokrytí nákladů z veřejných zdrojů.The diploma thesis deals with investments to the repair of specific apartment building. The thesis aims to define all the costs of planned activities and offer options for financing them. The principles of the scope of repairs and possible tools for their financing are generally valid also for other apartment buildings of a similar type in the Czech Republic. The work consists of theoretical and practical part. The theoretical part contains variant description of the planned works, and also description of the object, basic concepts in the field of budgeting, the way of cooperation in the community of unit owners and options of financing. The practical part represents the elaboration of an itemized budget for a set of activities with a given range of variants. Part of the work is the evaluation of the variants in terms of thermal technology and the selection of a suitable grant or loan program for a given type of modernization. The conclusion of the work offers the selection of the most advantageous variant in terms of final prices, heat savings and cost coverage from public sources.
