Odhad ceny rodinného domu ve fázi investičního záměru

Abstract

Cílem bakalářské práce je nabídnout investorovi jednoduchý nástroj pro srovnání variant obálky rodinného domu. Nástroj vytvořený v programu Microsoft Excel 2013 porovnává zvolené kombinace variant obvodového pláště, stropní konstrukce, střešního pláště a založení objektu. Srovnání je prováděno na základě rozdílů tepelných ztrát prostupem a změn nákladů v jednotlivých stavebních oddílech rozpočtu. Celkový rozpočet i jeho dílčí varianty jsou vytvořeny v programu Kros 4 verzi 2021/I, který pracuje s cenovou soustavou ÚRS. Náklady na profese jsou stanoveny z databáze RYRO. Na základě změn nákladů mezi novými návrhy a základní variantou se stanoví tzv. Rozdílový náklad, který ovlivní celkovou odhadovanou cenu stavby rodinného domu. Cena se vztahuje ke konkrétnímu rodinnému domu v Plešnicích s pevně danými rozměry a dispozicí, včetně přípojek inženýrských sítí.

This Bachelor's Thesis aims to offer the investor a simple tool for comparing variants of the envelope of a family house. The tool created in Microsoft Excel 2013 compares selected variant combinations for the perimeter cladding, ceiling structure, roof cladding and building foundation. The comparison is made based on differences in heat losses through transmission and changes to the costs for individual construction sections of the budget. The total budget and its partial variants have been created in Kros 4 version 2021/I using the ÚRS price. The costs for the professional trades have been determined from the RYRO database. Based on the changes in costs between the new proposals and the basic variant, the so-called differential cost has been determined, which consequently affects the total estimated cost of building a family house. The price refers to a specific family house in Plešnice with fixed dimensions and layout, including utilities.
