Startovací byty v Praze

Abstract

Předmětem této diplomové práce je problematika městských startovacích bytů v Praze. Práce je rozdělena do čtyř částí, kde první tři jsou věnovány převážně teorii a čtvrtá část je především praktického charakteru. V teoretických částech se práce věnuje obecné definici startovacích bytů, dostupnosti městských bytů v Praze a nákladům na výstavbu a jejímu financování. Praktická část se zabývá případovou studií konkrétního projektu výstavby bytového domu ve vlastnictví města na území Prahy 6. Ve studii je vybrán vhodný pozemek pro bytovou zástavbu, na nějž je zpracována architektonická studie a finanční analýza. Na základě zhotovené případové studie byl investiční záměr vyhodnocen jako vhodný k realizaci. Výsledkem práce je analýza současné situace nedostatku startovacích bytů v Praze a návrh konkrétního řešení ke zlepšení současného stavu.

The subject of this diploma thesis is the issue of starting apartments owned by city of Prague. The thesis is divided into four parts, where the first three are devoted mainly to theory and the fourth part is mainly of a practical nature. In the theoretical parts, the thesis deals with the general definition of starting apartments, the availability of apartments owned by the city and the costs of construction and its financing. The practical part deals with a case study of a specific project of construction of an apartment building owned by the city in the territory of Prague 6. Based on the case study, the investment purpose was assessed as suitable for implementation. The result of the work is an analysis of the current situation of lack of starting apartments in Prague and a proposal for a specific solution to improve the current situation.
