Abstract

Tématem diplomové práce je teoretický přehled základních pojmů z obecné teorie stavební výroby, analýza nákladů již dokončených reálných zakázek vybrané stavební společnosti z oblasti speciálního zakládání staveb pro výběr referenční jednotky, která bude sloužit ve zmíněné stavební společnosti k ucelené tvorbě cenových nabídek, a následné navržení kalkulačních jednic pro vybranou technologii speciálního zakládání s výpočtem jejich jednotkových cen pro cenovou databázi ÚRS. První (teoretická) část práce obsahuje vysvětlení důležitých základních pojmů stavební výroby. Dále je obsahem teoretické části teorie nákladů staveb, která obsahuje důležité základní pojmy pro tvorbu cenových nabídek, jejich následnou transformaci na výrobní kalkulaci, vedení nákladů v průběhu realizace zakázky až do dokončení zakázky předáním a převzetím díla. Druhá (praktická) část obsahuje krátký úvod do geologické teorie v rámci speciálního zakládání. Dále praktická část obsahuje seznámení s vybranou stavební společností z oblasti speciálního zakládání, jejím portfóliem technologií a provádí výběr zkoumané technologie. Následuje seznámení s referenčními zakázkami, jejich cenovými nabídkami, celkovými náklady z realizace a finančním vyhodnocením zakázek, ze kterého následně vyplývá výběr referenční jednotky. Následovat bude ukázka použití formuláře pro tvorbu cenových nabídek, který byl vytvořen v průběhu analýzy nákladů jednotlivých zakázek. V další části praktické části dojde k navržení položek a návrhu jejich zatřídění do cenové databáze ÚRS. Po navržení položek budou navrženy jejich kalkulační jednice. Závěr práce obsahuje celkové vyhodnocení dodržení stanovených cílů práce.

The topic of the thesis is a theoretical overview of basic concepts of the general theory of construction production, cost analysis of already completed and real projects of a selected construction company in the field of special foundations of constructions for the selection of a reference unit, that will be used in the mentioned construction company for the comprehensive creation of price offers and subsequent design of calculation units for the selected technology of special foundation with the calculation of their unit prices for the price database ÚRS. The first (theoretical) part of the thesis contains an explanation of important basic concepts of construction production. Furthermore, the theoretical part contains the theory of construction costs, which contains important basic concepts for the creation of price offers, their subsequent transformation into production costs, cost management during the execution of the contract until the completion of the contract by delivery and acceptance of the work. The second (practical) part contains a short introduction to geological theory in the context of special foundation. Furthermore, the practical part includes an introduction to the selected construction company in the field of special foundation, its portfolio of technologies and makes the selection of the technology for examination. This is followed by an introduction to the reference contracts, their price offers, total costs from the realization and a financial evaluation of the contracts, which then leads to the selection of the reference unit. This will be followed by a demonstration of the use of the price offering form developed during the cost analysis of each contract. In the next part of the practical part we will design the items and propose their classification in the price database ÚRS. After designing the items, their calculation units will be designed The conclusion of the work contains an overal ecaluation of the compliance with the set objectives of the work.
