Vyhodnocení investičního záměru

Abstract

Tato bakalářská práce se zabývá vyhodnocením investičního záměru do nemovitosti určené k nájemnímu bydlení. Okrajově je vyhodnocena i varianta bytového domu se záměrem ji prodat. Skládá se z teoretické a praktické části. Teoretická část obsahuje rešerši odborné literatury či jiných zdrojů na dané téma a popisuje tak základní pojmy a metody vyhodnocování investičního záměru. Praktická část využívá znalostí a metod zmíněných v teoretické části k vyhodnocení konkrétní simulované situace investičního záměru. Obsahem je analýza okolí, propočet, výpočet peněžních toku a následné vyhodnocení investice. Cílem je investorovi doporučit přijetí či zamítnutí investice.

The bachelor’s thesis deals with the evaluation of an investment made into a housing project intended for rental purposes. A brief evaluation of an apartment building built with the intention of selling it is also made. It consists of a theoretical and practical part. The theoretical part contains a summary of researched information from professional literature or other sources on the topic and describes basic concepts and methods for evaluating investment projects. The practical part utilizes the knowledge and methods mentioned in the theoretical part to evaluate a specific simulated situation of an investment plan. It includes an analysis of the surrounding area, calculations, cash flow computation, and subsequent investment evaluation. The aim is to advise the investor whether to accept or reject the investment.
