Hodnocení investičního projektu

Abstract

V první části diplomové práce autorka zpracovává teoretickou základnu pro hodnocení investičních projektů. Jsou zde popsány druhy investic, základy investičního rozhodování, metody hodnocení efektivnosti investic či hodnocení investičního rizika. Druhá část diplomové práce je věnována hodnocení konkrétního projektu, a to výstavbě domova pro seniory v Praze - Libni. V plánu je poskytování nejen ubytovacích služeb, ale také služeb denního stacionáře a zajištění aktivizačních činností pro docházející klienty. V úvodu jsou popsány výchozí předpoklady realizace projektu, následně je zpracována studie proveditelnosti a celý projekt je vyhodnocen. Součástí studie proveditelnosti je analýza trhu, popis marketingové strategie, analýza vstupů, analýza lidských zdrojů a lokalizace projektu, jeho rizik a také finanční plán, v němž jsou zpracovány základní účetní výkazy zachycující plánované operace. Na základě těchto informací pak autorka hodnotí investiční projekt a formuje doporučení pro investora.

In the first part of diploma's thesis the author processes the theoretical basis for the evaluation of investment projects. There are described types of investments, the foundations of investment decision, methods for evaluation the effectiveness of investments and evaluation of investment risk. The second part is focused on the evaluation of a specific project - operation of retirement home in Prague - Liben. In plan is providing accommodation for elderly people, operation of day care center and ensure of the activities for incoming clients. There are describe the initial assumptions of the project, author creates a feasibility study and evaluates the project. The feasibility study contains market analysis, description of the marketing strategy, analysis of the inputs, analysis of human resources and analysis of project's localization, analysis of project's risks and financial plan including the basic accounting statements with planned operations. Based on this information, the author evaluates the investment project and forms recommendations for the investor.
