Ekonomické, manažerské a právní aspekty činnosti realitní kanceláře

Abstract

Bakalářská práce je zaměřena na proces fungování realitní kanceláře včetně popisu celkového postupu prodeje nemovitosti. V úvodu práce jsou nejprve vysvětleny základní pojmy, které jsou používány při prodeji nemovitosti. Další část bakalářské práce popisuje jednotlivé znalosti a vzdělání realitních makléřů. Hlavním cílem bakalářské práce je seznámit širokou veřejnost s procesem prodeje nemovitosti, který je popsán ve střední části práce spolu s ochranou finančních prostředků a daněmi, které jsou spjaty s převodem vlastnictví či samotným vlastnictvím nemovitosti. V praktické části, která se zaměřuje na popis prodeje nemovitosti v insolvenčním řízení, je uveden praktický případ prodeje nemovitosti ve městě Týn nad Vltavou a jsou popsány podmínky, které se musí splnit pro přijetí návrhu o vyhlášení insolvence u příslušného soudu.

The bachelor thesis deals with the process of a real estate operation, including a description of the overall process of selling a real estate. At the beginning of the thesis, there are explained the basic terms, which are used in the sale of the real estate. The next part of the bachelor thesis describes the individual knowledge and education of real estate agents. The main goal of the thesis is to inform the general public about the real estate sale process, which is described in the middle part of the thesis together with the protection of funds and taxes, which are linked to the transfer of ownership or ownership of the property itself. In the practical part, which focuses on the real estate sale?s description in an insolvency proceeding, there is shown the practical case of the real estate?s sale in the town of Týn nad Vltavou and there are described the conditions that need to be fulfilled in order to accept the proposal for the declaration of insolvency in the relevant court.
