Výběr dodavatelského systému stavby pro stavební projekt

Abstract

Tato diplomová práce se zabývá výběrem dodavatelského systému stavby pro daný stavební projekt. Při výběru vhodného systému pro vlastníka projektu existuje mnoho možností. Tyto možnosti jsou variacemi a kombinacemi pěti hlavních systémů: Design-Build (DB), Design-Bid-Build (DBB), Construction Management at Risk (CMAR), Multiple Prime Contracting (MPC) and Integrated Project Delivery (IPD). První kapitola této diplomové práce je zaměřena na definování stavebního prostředí a jedinečnost prostředí daného projektu. Dále uvádí research questions, které jsou v této práci zpracovávány. Druhá část popisuje jednotlivé dodavatelské systémy, jejich historické pozadí, manažerskou strukturu a hlavní řídící procesy projektu, kterým vlastník projektu musí rozumět. Dále je vypracován seznam výhod a nevýhod daného systému. Třetí část je věnována metodologii a procesu hodnocení a výběru nejvhodnější varianty. Metoda využita pro tento účel se nezývá Analytical Delivery Decision Approach a skládá se z několika fází, které vedou k finálnímu vyhodnocení. Ve čtvrté části čtenář nalezne strukturovaný manuál pro výběrové řízení dodavatele. Tento dokument bude vlastníkovi sloužit při rozhodování a řízení tendru. Pátá a šestá kapitola nabízí závěr diplomové práce spolu s návrhem pro další výzkum v této problematice.

This Thesis is focused on a Selection of the project delivery system for a particular construction project. There are generally vast options for the Owners while deciding for the most suitable project delivery system. These are combinations and variations of five fundamental systems: Design-Build (DB), Design-Bid-Build (DBB), Construction Management at Risk (CMAR), Multiple Prime Contracting (MPC) and Integrated Project Delivery (IPD). The first chapter of this Thesis is focused on defining the construction industry and the unique environment of this project. Furthermore it states research questions which will be further discussed in the Thesis. The second part describes project delivery systems with their background and presents management structure of every single system along with main processes that the owner needs to understand. Furthermore a list of advantages and disadvantages of every one of the systems is shown. The third part is dedicated to methodology and selection process of the best project delivery system itself. The method used for the evaluation is called Analytical Delivery Decision Approach and consists of set steps in order to properly analyze all constraints. In the fourth part the reader can find a structured manual for the contractor selection process. This document will serve the Owner in his own decision making. Fifth and sixth chapter provide Thesis conclusion along with an idea for further research.
