Studie proveditelnosti developerského projektu

Abstract

Diplomová práce se zabývá proveditelností projektu revitalizace areálu želivského kláštera, která vychází z architektonické studie zpracované Janem Pelikánem na Fakultě architektury ČVUT v roce 2024. Cílem projektu je transformace části klášterního areálu, dříve využívané pro průmyslové účely, na domov pro seniory. Studie proveditelnosti se zaměřuje na ekonomické, technické a environmentální aspekty tohoto návrhu. Zahrnuje analýzu trhu, odhad poptávky, projektový management, řízení rizik a finanční plánování. Diplomová práce rovněž hodnotí investiční návratnost, sestavuje harmonogram realizace, zkoumá možnosti financování a posuzuje dopad projektu na okolní prostředí. Cílem práce je poskytnout komplexní pohled na finanční a provozní realizovatelnost navržené transformace klášterního areálu a nabídnout doporučení pro budoucí investiční rozhodnutí.The thesis focuses on the feasibility of a revitalization project of the Želiv Monastery complex, based on an architectural study by Jan Pelikán, conducted at the Faculty of Architecture of the CTU in 2024. The project aims to transform the industrial part of the complex into a retirement home. The feasibility study addresses key economic, technical, and environmental aspects of the proposed design. It includes market analysis, demand forecasting, project management, risk management, and financial planning. The thesis also assesses investment profitability, outlines the implementation schedule, examines financing options, and evaluates the project's impact on the surrounding environment. The thesis provides a comprehensive overview of the financial and operational feasibility of the proposed transformation of the monastery complex and offers recommendations for future investment decisions.
