Investiční záměr – Rekonstrukce staré fary z roku 1725 a její ekonomická návratnost

Abstract

Tato diplomová práce se zabývá investičním záměrem pro rekonstrukci a modernizaci bývalé fary v chráněné krajinné oblasti Kokořínsko. Cílem práce je vyhodnocení ekonomické efektivnosti a návratnosti této investice. V teoretické části je vysvětlena problematika studie proveditelnosti, oceňování majetku a finanční analýzu. V praktické části jsou představeny varianty využití objektu, jeho charakteristika a popis rekonstrukce. Dále obsahuje ocenění nemovitosti pomocí vybraných metod a finanční analýzu. V závěru je finanční analýza vyhodnocena a doporučena varianta využití objektu po rekonstrukci.This diploma thesis deals with the investment plan for the reconstruction and renovation of the parsonage located in the protected landscape area Kokořínsko. The aim of this thesis is to evaluate the economic efficiency and payback of this project. In the theoretical part there is an explanation of performed studies, property valuation and financial analysis. The practical part presents variants of use of the parsonage, its description and a description to the reconstruction. This part also includes an real estate valuation using selected valuation methods and financial analysis. In the conclusion the financial analysis is evaluated and some variants of using the object after reconstruction are recommended.
