Veřejné dražby nemovitých věcí

Abstract

Tato diplomová práce se zabývá veřejnými dražbami nemovitých věcí. V úvodní části jsou popsány základní pojmy týkající se legislativy, způsoby nabytí vlastnického práva a metody tržního oceňování nemovitostí. Dále se práce zabývá samotnými dražbami, jejich předmětem, druhy, průběhem, předáním předmětu dražby, dražebními společnostmi a jejich výhodami a nevýhodami. Následuje porovnání rozdílů mezi dražbami a aukcemi. V praktické části je zpracována statistika vývoje počtu dražeb nemovitostí v České republice v letech 2007-2018. V práci jsou dále zjišťovány možné úspory cen při pořízení nemovitosti přes dražbu, popřípadě aukci. Je zde srovnávána cena dosažená vydražením s tržní hodnotou vybraných nemovitostí. Cílem práce je ověření tří tvrzení. První tvrzení se týká počtu vydražených nemovitostí na dražebních portálech. Druhé tvrzení říká, že pořízení nemovitosti přes dražbu vychází finančně výhodněji než přes realitní kancelář. Třetí ověřované tvrzení souvisí s faktory ovlivňující počet dražeb v jednotlivých krajích.This thesis deals with public real estate auctions. The first part of the thesis describes basic concepts of legislation, ways of acquiring property rights and methods of market valuation. The following part focuses on auctions, their object, types, course of the auction, auction companies and describes their advantages and disadvantages. The differences between auctions according to Czech law and other auctions are mentioned afterwards. In the practical part of the thesis, the statistics of public real estate auctions in the Czech Republic in the years 2007-2018 are compiled. The potential cost savings of buying real estate in auctions was carried out. The final price from auctions of selected real estates is compared with their estimated market value. The aim of this work is to verify three claims. The first claim relates to the number of sold real estate on auction portals. The second claim says that buying real estate through an auction is more cost-effective than buying real estate through a real estate agency. The third claim is related to factors affecting the number of auctions in the regions.
