Varianty investičního zhodnocení pozemku v katastru obce Homole

Abstract

Cílem práce je navrhnout co nejlepší ekonomické zhodnocení konkrétního pozemku. Autorem práce jsou navrženy dvě investiční varianty zhodnocení pozemku. Vycházejí z rozdílného dělení daného pozemku na stavební parcely. V rámci přizpůsobené studie proveditelnosti, byla pro zjištění efektivnosti a realizovatelnosti záměru u každé varianty zpracována analýza trhu, odhad poptávky, marketinková strategie, analýza rizik a finanční plán. V závěru práce jsou jednotlivé varianty porovnány a vyhodnoceny.The objective of the thesis is to propose as good economic appreciation of a particular plot of land as possible. The author of the thesis proposes two investment variants raising the value of the plot. They are based on different ways of division of the given plot into building lots. As a part of an adjusted feasibility study, the author processed a market analysis, demand estimation, marketing strategy, risk analysis and financial plan for each variant in order to ascertain the effectiveness and feasibility of the plan. Both variants are compared and evaluated in the conclusion of the thesis.
